What Franklin is built from
The Williamson County seat, about twenty-one miles south of Nashville and built on both sides of the Harpeth River. Two very different housing stocks in one town: a protected core of nineteenth-century and early-twentieth-century houses whose exteriors are governed by city ordinance, and a large ring of subdivisions built north and west of it since the 1980s.
Old-house owners in the historic streets and newer families in the subdivisions, with a strong interest in period furnishing on both sides — which in practice means a great many hand-knotted rugs in rooms that were never built for central air.
The Franklin problem
An 1890s house in Franklin is standing on brick piers over bare earth, and that dirt crawlspace is the single largest moisture source on the property. Soil under a house is never dry, and with no vapour barrier over it the ground evaporates directly into the space, straight up through gaps around the joists and into the floor above. Original heart pine and oak boards move with that, opening in winter and swelling shut in summer, and a rug pinned over them takes the humidity without ever getting a chance to release it. The Harpeth is the other consideration. It runs right through the town, it responds fast to the kind of rainfall this region gets in spring, and river water is not clean water — it crosses ground, roads and yards on the way in and brings all of that with it. A rug that took river water needs the contamination flushed out of the foundation, which is not something a fan and a dehumidifier can do.
