What Forest Hills is built from
One of the satellite cities that kept its own charter when Nashville and Davidson County consolidated in 1963, spread over wooded hillsides south of Green Hills toward Radnor Lake. Large houses on acre-plus lots, many of them cut into a slope so the lower storey is partly below grade, with walk-out rooms opening onto the downhill side.
Established households on private, heavily treed lots. Lower levels are finished as family rooms, studies and guest suites, and those are exactly the rooms good rugs get moved down into when a house is redecorated upstairs.
The Forest Hills problem
A house cut into a hillside has earth against one or two of its walls, and in limestone country that matters more than the drawing suggests. Water moving through the Nashville Basin does not soak evenly through soil; it runs along bedding planes and joints in the rock and arrives at a foundation wall as a seam rather than a spread, which is why a lower level can be dry for two years and then take water along one line after a heavy spring night. Even without that, a below-grade wall and floor stay cooler than the room above them all summer, and warm humid air meeting a cool surface leaves its moisture there. A rug on a lower-level floor is therefore the coolest, dampest and least-disturbed thing in the house for months. Owners usually read the result as a stain they cannot place. It is a foundation that has been wet for a long time, and it needs flushing, not scrubbing.
