What Green Hills is built from
South-west of downtown along Hillsboro Pike, built out mostly after the Second World War: brick ranches, split-levels and low two-storey houses from the late 1940s through the 1960s, with a steady run of teardowns and much larger replacements on the same lots. Older houses here sit on a vented crawlspace rather than a slab, under oak and hickory.
A mix of households that have been in the same house for decades and younger families in the rebuilds, with rugs at both ends of the range — inherited hand-knotted pieces on one street and machine-made synthetics on the next.
The Green Hills problem
The crawlspace is the whole story in Green Hills. A vented crawlspace is open to outside air by design, and Middle Tennessee outside air in July carries a dew point that sits in the low seventies for weeks at a time. That air comes in, meets ground and floor framing several degrees cooler, and gives up its moisture there. Warm air rising through the house pulls more in behind it, so the space under the floor runs at a humidity nothing indoors ever reaches. A rug lying on the boards above that is being wetted from underneath every summer day and dried, at best, partially. Nothing about it looks wrong: the pile feels dry to the hand while the cotton foundation is loaded, and the first honest signal is the smell in a room that has been shut for a weekend. Put a solid rubber-backed pad under that rug and you have sealed the only side that was drying.
