What Germantown is built from
The oldest surviving residential neighborhood in the city, immediately north of downtown: nineteenth-century brick townhouses and cottages on a tight grid, interleaved now with new apartment and condominium building on the old industrial parcels between them.
A dense mix of owners in the restored historic houses and residents in the new buildings around them. Rugs in the old houses tend to be antique and hand-knotted; in the new buildings they are usually large, modern and laid over engineered floor.
The Germantown problem
Solid masonry is the thing to understand in Germantown. A nineteenth-century brick wall has no cavity and no damp-proof course, so it takes water at ground level and moves it upward and inward through the brick itself — slowly, permanently, and worst in the months when the outside air is too humid for the wall to give it back. A rug against the base of that wall, or on a floor in the half-below-grade level these houses often have, is sitting in the wettest part of the building. The 3 March 2020 tornado is the other reason we come here: it tracked west to east just north of downtown and through this neighborhood, and roofs that were opened up took rain for hours afterwards. Water that comes in through a damaged roof has crossed insulation, plaster and framing before it reaches the floor, so a rug underneath is a contamination job even though the water started as rain.
